The Marion County Planning Commission has unanimously approved two amendments regarding subdivision developments regarding language and final certifications for plats.
During the meeting, both amendments were discussed in detail by Garrett Haynes, Senior Planner of Southeast Tennessee Development District (SETDD) and staff member of the board. He stated how Section 309 of the county pertains to procedures where plats that are finalized are processed and reported. It was recently discovered that the procedures where final plats are processed state the county government is responsible for all reporting on plats and plat fee reimbursements, with this claim being incorrect.
The purpose of the amendment is to provide full clarity as to what the actual guidelines are for plat recordings. Additionally, the clarification helps to allow new developers and architects better understand subdivision regulations within the county.
The second amendment discussed pertains to certifications of final plats. The amendment is aiming towards additional clarification for combined plats. Particularly plats regarding roadwork. Haynes explained because of the way which the requirements were written, it was requested by engineers of newly introduced combined plats that the plats should be divided to clear up the written language for them. That way better clarity is in place as to what can and can’t be done regarding the roads.
All members of the planning commission unanimously voted yes for the amendments’ approval
